How to Create a Real Estate LEAD MAGNET with Flodesk and Canva Websites!

In my humble opinion, the BEST KNOWN Real Estate Agent beats the best of the best agents. But more importantly, the Real Estate Agent that can strategically showcase their in-depth market knowledge to the prospect client will always win. And how do you showcase your market knowledge? Content. Content packaged in any form, whether that be a video, blog post, email, or in this case, a real estate guide!

If you're looking to learn about online real estate lead generation or want to refine your strategies, you've come to the right place, my friend! I'm excited to share with you how to create a simple lead magnet with Flodesk and Canva Websites that offer upfront value to your ideal client, ultimately helping you build a pipeline of warm prospect clients! Let’s dive in.

Step 1: Sign up & Get 50% off your first year with Flodesk

First things first, I’m the realest. I mean, first things first, you will need both a Flodesk account and Canva account to begin this lead magnet journey. Lucky for you, because I’m the REALEST, your girl here is an affiliate for both Flodesk and Canva. Click the links below to start your free trials! Thank you for using my links ♡

  • Use my affiliate link and get 50% off your first year with Flodesk - ♦ Flodesk Link

Step 2: Creating Your Canva Website & Freebie Guide

The Canva website in this case is optional but I like it as it acts as a landing page of information relevant to your target audience. If you need help with designing a real estate-focused Canva Website, then check out my Canva Website Templates on my Etsy Shop - HERE.

The lead magnet we will need for this example can be either a buyer or seller guide or even a relocation guide if you have a lot of outbound clientele looking to move to your area. I crafted my guides using Canva (obviously, duh) with a custom document type of 8.5 inches by 11 inches, perfect for a standard PDF document.

Step 3: Crafting Flodesk Segments

Once we have our marketing material ready, we can then go into Flodesk and prepare the mechanism to enable this email trigger. The first thing we need to do in Flodesk is create a “Segment.” Think of the segment as a label, tag, or hashtag.

This means when we capture a lead, the lead will be labeled with a specific term which will let us know where that lead has come from and which lead magnet they opted in for.

Step 4: Creating Flodesk Email Templates

This email template is the email that will be immediately sent out once a lead has been captured. This email should contain access to your real estate guide. You can include a PDF attachment directly in this email or share the access (or view-only) link to the real estate guide.

Personally, I prefer sharing the view-only link from Canva. This ensures that any future updates to your guide will reflect the most relevant market information within that specific view-only Canva link. Additionally, you can track viewing analytics directly from Canva, adding another layer of insight to your strategy.

Step 5: Building Flodesk Forms & Canva Mockups

The Flodesk form is the front-facing door that allows the prospect client to enter in their name and email. I personally like to use what is called the “Full-Page Form” on Flodesk. This will allow you to include an image of your lead magnet. In this example, I use Canva Mockups to create a mockup tablet image of my real estate guide in use.

Step 6: Embedding Flodesk Form Link onto Canva Website

Once you have your Flodesk form made, you are then able to take the link to the form and either share it directly as its own URL or in this case, I hyperlink a button onto my Canva Website with this form link which will prompt users to the Flodesk form when clicked, for contact capture.

Step 7: Creating Flodesk Workflows (create actual email trigger)

This is where the magic happens. With all the above steps complete, this is where we actually create the mechanism behind the email trigger using Flodesk workflows. Think of this step as the automation. With this trigger set up, Flodesk will know how to label a new lead accordingly to the segment and what exact email needs to be sent out to that lead to provide the value we initially promised.

Step 8: Testing Your Lead Magnet

At this point, we want to test our lead magnet ourselves to make sure everything is working smoothly in the background. I suggest entering another email on the Flodesk Form and then check your email to see if Flodesk did indeed send you the email with access to the real estate guide!
